Dubai’s real estate market recorded a strong start to April 2026, with real estate transactions yesterday reaching a total value of approximately AED 4.53 billion. Sales alone amounted to AED 2.68 billion. The market also witnessed three record-breaking deals: a land plot sold for AED 1 billion, and two apartments each sold for AED 47 million. This reflects continued strong demand in the real estate sector and sustained market activity in the emirate despite ongoing tensions in the Middle East.
According to data from the “Dubai REST” app, (Dubai Land Department), sales exceeded AED 2.68 billion through 700 transactions. These included 631 residential unit sales, 27 building sales, and 42 land sales.
Sales of ready properties totaled approximately AED 713.51 million across 149 transactions, including 99 residential units, 8 buildings, and 42 land plots. Meanwhile, off-plan property sales reached around AED 1.97 billion through 551 transactions, including 532 residential units and 19 buildings.
Mortgage transactions recorded 150 deals worth AED 632.09 million, distributed across 86 residential units, 19 buildings, and 45 land plots. Meanwhile, gifts (property transfers without consideration) amounted to AED 1.23 billion through 36 transactions, including 26 residential units, 2 buildings, and 8 land plots.
As a result, real estate sales accounted for 59% of the total transaction value, mortgages for 14%, and gifts for approximately 27%.
The market also saw a landmark transaction yesterday with the sale of a granted land plot in the “Royal Amwaj” project in Palm Jumeirah for over AED 1 billion.
The total area of the commercial-use land exceeds 858,645 square feet (approximately 79,770 square meters), at a price of AED 1,166 per square foot.
Additionally, two apartments were sold yesterday in the Dubai Water Canal area within the “One Casa” project for a combined value of AED 94 million.
The first apartment spans 10,714.27 square feet at AED 4,386.67 per square foot, totaling around AED 47 million. The second apartment measures 10,527.84 square feet at AED 4,464.35 per square foot, also valued at AED 47 million.
