Dubai’s real estate market recorded more than half a trillion dirhams in transactions during the first eight months of 2026, reflecting the continued strength of the sector, supported by growing investment activity, sustained market demand, and increased interest across different types of real estate assets.

From January to the end of August 2026, total real estate transactions in Dubai reached approximately AED 523.44 billion, across 148,564 transactions. This represents around 56.96% of the AED 919 billion recorded during the whole of 2025.

According to data from the Dubai Land Department (DLD), property sales from the beginning of 2026 until the end of August reached AED 349.83 billion, across 112,020 transactions.

These included approximately 94,480 residential unit transactions, 8,742 building transactions, and 8,794 land transactions.

Ready property sales accounted for the largest share of total sales, reaching AED 180.05 billion through approximately 35,370 transactions. These included 24,260 residential unit transactions, 2,320 building transactions, and 8,794 land transactions.

Meanwhile, off-plan property sales reached AED 169.77 billion, across approximately 76,650 transactions, including 70,230 residential unit transactions and 6,422 building transactions.

Mortgage transactions reached AED 134.34 billion, across 30,645 transactions, including 19,458 residential units, 3,603 buildings, and 7,584 land transactions.

Property gift transactions were valued at AED 39.27 billion, across 5,899 transactions, including 4,518 residential units, 379 buildings, and 1,002 land transactions.

Business Bay Leads Dubai Property Sales

Business Bay ranked as Dubai’s highest-selling area during the first eight months of 2026, recording more than AED 19.46 billion in sales.

It was followed by Madinat Al Mataar with approximately AED 16.47 billion, Al Yelayiss 1 with AED 15.75 billion, Palm Deira with AED 12.48 billion, and Me’aisem Second with AED 11.38 billion.

August Records AED 46.22 Billion in Transactions

On a monthly basis, Dubai property sales exceeded AED 27.89 billion in August, across approximately 11,600 transactions.

These included 10,124 residential unit transactions, 684 building transactions, and 793 land transactions.

Ready property sales reached AED 14.28 billion across 3,821 transactions, while off-plan sales reached AED 13.61 billion through 7,780 transactions.

Mortgage transactions during August reached AED 14.36 billion across 3,735 transactions, including 2,244 residential units, 476 buildings, and 1,015 land transactions.

Property gifts were valued at AED 3.97 billion, across 620 transactions, including 442 residential units, 53 buildings, and 125 land transactions.

Overall, Dubai recorded more than AED 46.22 billion in real estate transactions during August, across approximately 15,960 transactions.

Ready properties continued to account for the largest share of total property sales, reaching AED 180.05 billion during the first eight months of 2026.
