Dubai Holding has announced the price range for the initial public offering (IPO) of its residential real estate investment trust, “Dubai Residential REIT,” on the Dubai Financial Market, set between AED 1.07 and AED 1.10 per unit. The REIT aims to raise up to AED 1.788 billion (approximately USD 487 million), reflecting strong investor confidence in Dubai’s residential property sector.
This REIT is the first of its kind in the Gulf region, managing a vast portfolio of over 35,000 residential units across 21 communities in Dubai, with total assets exceeding AED 21.6 billion. The fund plans to distribute semi-annual dividends starting in September 2025 and has received certification of compliance with Islamic Shariah standards.
The offering represents a strategic move that deepens the financial market in Dubai and opens the door for both individual and institutional investors to participate in a growing and high-yielding residential sector.
